Selling Your Property

Selling property can be a minefield. You want to make sure you get a good price for your home, great service and competitive rates. So in this evolving market, MCM Estates and Lettings now offer three different ways to sell your home, allowing you to chose the best option for you, and your budget. 

1. Traditional Estate Agency service

Established since 1998, MCM Estates and Lettings have almost 20 years in the business. There are no hidden extras, no solicitor lock-ins and nothing to pay up front. 

Our Traditional Estate Agency service is comprehensive, and provides you with support from start to finish.

2. Online service

  • From £895 including VAT

  • Optional extras

  • You're in control

With more people considering selling their home using an online agent, MCM Estates and Lettings have teamed up with love2move to provide a sleek online national platform with a local touch. 

Our Online service puts you in the driving seat, with the option to purchase additional support should you require it.

 

 

3. Auction service

  • Online Auction (Modern Method)

  • 0% listing fee, often buyer pays fees*

Sometimes you need a faster sale, or may have extenuating circumstances that mean our other two sale options are not viable.  MCM Estates and Lettings work with a national auction house, allowing you to sell your property via the online Modern Method of auction.

*All fees will be discussed with you in advance by the auction house. Terms and Conditions apply.

1. Traditional Estate Agency service

Our Traditional Estate Agency service provides you with support from start to finish, without extra costs or hidden charges. In addition to our comprehensive service (see below), we work closely with each vendor and strive to make the whole process of buying and selling as easy as we possibly can. 

What's Included:

  • Free valuation

  • For Sale / Sold signage

  • Advertising (including high street office, Rightmove, Zoopla, PrimeLocation, our website and social media, plus registered potential buyers or investors)

  • Detailed property particulars

  • Professional quality property photos by our trained in-house photographer

  • Accompanied viewings (to suit your requirements)

  • Regular feedback on viewings and marketing

  • Offer negotiation

  • Sale progression after offer acceptance, and regular feedback

  • Key holding and hand over on completion

  • Help and advice throughout

  • Fixed fee to sell, paid on completion

  • No up-front fees

  • Genuine no-sale no-fee

Getting started

If you're considering selling your home, the first thing to do is to arrange your free, no obligation property valuation. Our local family-run estate agency has been established in the area sine 1998, so has a wealth of local knowledge and property expertise. You can do this by calling 01773 716565 or requesting one through our site. 

Once you're happy with the proposed value, we'll arrange a 'Take On' date to suit you. We photograph and take in-depth notes of your property, sign contracts, copy your ID and fine tune any special requirements you may have. We aim to market your property within 48 hours of the 'Take On', going live locally and nationally as soon as possible. 

Have you got your EPC?

However you decide to sell your property you will need an EPC (Energy Performance Certificate). This is a report on the overall energy rating of your property, plus recommendations to improve its efficiency. If you have an existing EPC (they are valid for 10 years) then MCM can use this one, unless you have made significant changes to your property since that time, including upgrading your heating system, windows or have extended for example. 

You may instruct your own EPC within 7 days of confirmation to market with MCM. If you'd like a hand with this, MCM can instruct a local provider on your behalf, but as this is a third party service will incur an £85 upfront charge. 

Viewings

As part of our comprehensive Traditional Estate Agency service we offer accompanied viewings as standard, including evenings and weekends to suit you. If the property is vacant, or you'd like us to do viewings while you're out at work for example, we also include a complimentary and secure key-holding service. 

After each viewing, we'll contact you with feedback, keeping you up to date every step of the way.

2. Online service

Save money and take charge of your sale!

MCM Estates and Lettings have teamed up with love2move, allowing you to sell your home online from only £895 inc VAT. love2move with MCM combines the best of online and traditional estate agents.

We’ve married together the local knowledge and support of a high street agent with the reach and convenience of the internet to give you, the seller, the best of both worlds whilst saving you money.

Viewings

If you opt for accompanied viewings as an extra service when selling your home online using love2move with MCM, a member of our sales team will be happy to help! Feedback will be added to your love2move dashboard, so you can keep track of everything.

There can be several reasons to sell your property at auction, whether you're looking for a fast sale or have encountered complications that mean you cannot sell via traditional estate agency methods. Moreover, it's not just wrecks! All kinds of property come to auction.

Bereavement

The loss of a loved one is never easy; as a family business we understand the challenge of navigating the legal aspects at such an emotive and trying time. We do our utmost to relieve some of that pressure, and can offer as much or as little assistance as you and your family need.

Free Property Appraisal

MCM Estates and Lettings offer free property appraisals, with an accompanying letter, that can be submitted to the probate department. Our team members are experienced, respectful and reassuring; we work at the pace you need. We also discuss selling options, property security, next steps and other considerations such as letting the property instead if this is right for you. We also provide further information for you to read and digest in your own time.

What we need

Later on, if you decide to use MCM’s services to sell the property there’s a few things we’ll need first, to ensure we adhere to current legislation and protocol:

  • Identification for all executors of the estate (1 photographic, 1 proof of address minimum)

  • A copy of the death certificate

  • Agreements signed by all executors of the estate to sell the property

  • A copy of the grant of probate

Property Security & Removals

Leaving a property vacant can be concerning. MCM are experienced in working with empty property, ensuring that keys and security codes are appropriately stored and managed. If required, MCM also work with several local trades and service companies to help secure and insure vacant properties, to assist with clearance of personal effects, or other beneficial services (cleaning, gardening etc.). This can include charity shops, paid house clearances and donations to local shelters.

Solicitors

While it is possible to register for probate and so on yourself, most opt to use a solicitor to guide them through the various complexities of an estate. MCM have worked with several local solicitors and would be more than happy to refer their services if this would help you.

Our Fees

Set-up Fee & Marketing

£395.00 Including VAT, for Find a Tenant Only or Fully Managed

Fully Managed Service

Commission 11% including VAT

Taken from the rent monthly / 4 weekly as per the agreed terms and conditions. Please note this commission is negotiable for portfolio landlords.

Example: If the monthly rental is £500, and the commission percentage is 11% you will pay a fee of £55 including VAT. Should the agreed rental be higher or lower than the example price, your commission fee will be correspondingly higher or lower.

Renting with MCM

Moving home is an exciting and daunting prospect. There’s so much to consider; household expenses, removals, never mind the paperwork! MCM have been letting property since 1998, we’re long standing members of ARLA and we endeavour to keep up to date with the latest developments in the rental sector.

The first step is to find a property you’d like to view with MCM, and register as a prospective tenant. Our friendly team will ask a few questions, and try to match you to a property and viewing appointment. We aim to respond fairly, honestly and in good time.

Next, we highly recommend you visit our Reading Room, which is full of useful information you’ll need when renting with MCM or any other landlord or agent for that matter. This will also clearly explain any fees due. However, if you have any further questions, please just give us a call!
