With more people considering selling their home using an online agent, MCM Estates and Lettings have teamed up with love2move to provide a sleek online national platform with a local touch. 

Our Online service puts you in the driving seat, with the option to purchase additional support should you require it.

Sometimes you need a faster sale, or may have extenuating circumstances that mean our other two sale options are not viable.  MCM Estates and Lettings work with two auction houses, providing the choice to sell your property via the Traditional Method or the online Modern Method.

1. Traditional Estate Agency service

Our Traditional Estate Agency service provides you with support from start to finish, without extra costs or hidden charges. In addition to our comprehensive service (see below), we work closely with each vendor and strive to make the whole process of buying and selling as easy as we possibly can.

Getting started

If you're considering selling your home, the first thing to do is to arrange your free, no obligation property valuation. Our local family-run estate agency has been established in the area sine 1998, so has a wealth of local knowledge and property expertise. You can do this by calling 01773 716565 or requesting one through our site. 

Once you're happy with the proposed value, we'll arrange a 'Take On' date to suit you. We photograph and take in-depth notes of your property, sign contracts, copy your ID and fine tune any special requirements you may have. We aim to market your property within 48 hours of the 'Take On', going live locally and nationally as soon as possible. 

Have you got your EPC?

However you decide to sell your property you will need an EPC (Energy Performance Certificate). This is a report on the overall energy rating of your property, plus recommendations to improve its efficiency. If you have an existing EPC (they are valid for 10 years) then MCM can use this one, unless you have made significant changes to your property since that time, including upgrading your heating system, windows or have extended for example. 

You may instruct your own EPC within 7 days of confirmation to market with MCM. If you'd like a hand with this, MCM can instruct a local provider on your behalf, but as this is a third party service will incur an £85 upfront charge. 

Viewings

As part of our comprehensive Traditional Estate Agency service we offer accompanied viewings as standard, including evenings and weekends to suit you. If the property is vacant, or you'd like us to do viewings while you're out at work for example, we also include a complimentary and secure key-holding service. 

After each viewing, we'll contact you with feedback, keeping you up to date every step of the way.

2. Online service

Thinking of using an online agent? Want to save money and take charge of your property sale? 

MCM Estates and Lettings have teamed up with love2move, allowing you to sell your home online from only £895 inc VAT. love2move with MCM combines the best of online and traditional estate agents.

We’ve married together the local knowledge and support of a high street agent with the reach and convenience of the internet to give you, the seller, the best of both worlds whilst saving you money.

3. Auction services

There can be several reasons to sell your property at auction, whether you're looking for a fast sale or have encountered complications that mean you cannot sell via traditional estate agency methods. Moreover, it's not just wrecks! All kinds of property come to auction.

What Sort Of Property Might Sell At Auction? 

  • Something you want to sell quickly
  • Project Property - in need of extensive renovation for example
  • Investment Property - an ideal rental property
  • Unusual Property - something especially unusual or unique about your property
  • Properties with Structural Problems
  • Properties with a Defect in the Title
  • Building Land - with or without planning permission, part built homes etc.

Selling via Traditional Auction

MCM Estates and Lettings currently work with the Sequence Property Group to provide the Traditional Auction Method.

If you're interested in selling your property at auction, the first thing to do is to talk to us! We discuss your property, your needs and work with the Sequence Property Auction Group to create a free, unique and no-obligation property valuation. We discuss costs involved in auctioning your property, potential value and a reserve price.

If you decide to go ahead with the Auction, there is a listing fee which helps create the marketing details for your property. This covers listing on Rightmove, Zoopla, the MCM website, in the Sequence auction listing online and in their auction brochure.

There is also an auction fee, which will be discussed with you in detail before you sign up. 

Throughout, MCM monitor the interest and progress of your property, do all viewings and discuss any bids prior to the auction with Sequence. If, for any reason, your property does not sell in the first auction, it will be carried into the next auction at no extra cost to you.

Our Fees

PLEASE NOTE - these are our maximum fees and they are negotiable depending on the size of the property etc. Please ask for your personal quotation.

Full Management or find a tenant only

Set up fee: £350 including VAT - contact us about your custom quote.

FULL MANAGEMENT commission between 9.60% and 13.20 % including VAT

A further £30 including VAT annual deposit re-registration fee will also be charged, on the first anniversary of the tenancy and annually thereafter.

Tenants: Our Fees

Below is our quick guide on the fees we charge to rent your home with us. You can also download the full guide to renting with MCM in the Your Guide To Renting section.

Before You Move In

Arrangement fees 

·         Stage 1: £40.00 (inc. VAT) 1st tenant, £15.00 (inc. VAT) each additional tenant and/or guarantor for credit search(es).

·         Stage 2: £225.00 (inc. VAT) for referencing all tenants/guarantors (identity, immigration and visa confirmation, further financial credit checks, obtaining references from current or previous employers and landlords and any other relevant information to assess affordability as well as contract negotiation (amending and agreeing terms) and creating the tenancy agreement & guarantor agreement if required. Preparing a full inventory & schedule of condition. Providing the tenant/guarantor with copies of all the tenancy paperwork and supporting legislative documentation.

Permitted Occupier Fee

·         £15.00 (inc. VAT) per permitted occupier (any occupier over 18 years of age not named on the tenancy) explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Pet Deposit

·         £100.00 per pet returnable additional security deposit (negotiable & when returned by landlord) To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy, subject to any pet damage etc.

Property Deposit

·         Usually £500.00, though some properties may have a larger or smaller deposit requirement. Please confirm the deposit for your desired property with a representative of MCM Estates & Lettings.

Rent In Advance

·          One month’s rent is required in advance.

During Your Tenancy

Amendment / Renewal Fee

·         £25.00 (inc. VAT) applies when an amendment to a tenancy is requested by the tenant(s) e.g. adding / removing a tenant, or a further fixed period. Fee is for contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

·         Please note that there is no charge when a fixed term tenancy rolls over to become periodic.

Ending Your Tenancy

Check Out Fee

·         There is no administrative charge to the tenant. Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee

·         There is no charge to the tenant for collating information and preparing a reference for a future landlord or letting agent.

Other Fees and Charges

Unpaid Rent / Returned Payments

·         Interest charged at the standard County Court rate, plus £12.50 (inc. VAT) per late payment letter issued.
