Selling Your Home:

Are property viewings included? 

Traditional Estate Agency Service: Yes. MCM don't charge you extra to do property viewings with you or on your behalf, it's all included. We offer viewings 7 days a week to suit you and can hold keys securely for access. We will always let you know about viewings on your property.

Online Service: You have the option to add viewings to your online service, which will cost £30 per viewing (*https://www.love2move.co.uk/pricing/  - 30/11/2017)

Auction Services: Yes. Viewings are included as part of your auction service, and feedback will be presented to the auction house.

Do I have to pay anything up front? 

Traditional Estate Agency Service: No. MCM do not charge you upfront for our services. We operate a genuine No Sale No Fee guarantee, so you don't pay us a penny until your sale completes.

Online Service: You have the option to pay upfront, pay monthly or pay at the end with www.love2move.co.uk. Check out their site for full details!

Auction Service: There are several methods of payment at auction, which will be discussed in detail with you prior to opting to sell via auction.

How long will it take to market my home? MCM aim to have your property on the market within 48 hours of visiting to take photos and details. If you need longer or have any special requirements, let us know! 

How long will it take to find a buyer? 

Traditional Estate Agency Service: Our current average time to find a buyer is 41 days (Spring 2017). It is important to approach house selling realistically. Some properties will always sell faster than others because of their location, condition or price. If you need a faster sale, perhaps consider auctioning your property instead. How long will it take for the sale to complete? MCM expect most house traditional estate agency sales to take between 10-14 weeks once a buyer has been found. Some will move faster than others, depending on the circumstances of sale, special conditions and length of the chain.

What if my sale falls through? 

Traditional Estate Agency Service: Don't panic. Sales can fall through for any number of reasons. As your agent, MCM strive to ensure that doesn't happen in the first place, but some circumstances are beyond our control. In these rare instances, we work hard to re-market, address any special needs that might arise and get you a new buyer, at no extra cost.

Can I use my own solicitor / financial adviser? Absolutely! MCM don't believe in locking you in to agreements to use our associated solicitors and financial advisers. If you need guidance, we have several local firms we can recommend, based on our personal experience and the experiences of our previous clients.

What is an EPC? An EPC is an energy performance certificate. This documents the overall energy efficiency (and potential efficiency) of your home including insulation, heating type and room sizes for example, so that your buyer knows roughly how much it will cost per year to run. All property that is sold or let must now have an EPC. 

Where do I get an EPC? Check www.epcregister.com to see if your property has a current EPC. The certificate lasts for 10 years provided no big changes have been made since it was done, such as a boiler replacement or cavity wall insulation. If not, MCM have a local provider they can instruct on your behalf for a cost of £85 inc. VAT, or you may instruct your own provider. We must have the EPC in order to market your property.

Tenants:

This is my first time renting, I'm not sure where to start... Don't worry. MCM have been successfully letting property since 1998. Our team are highly experienced and constantly training in the rental sector. Take a look at our tenant fees and registration page

How long will it take to move in? At least 2 weeks from receiving your application.  This is so MCM ensure everything is in order, references are received, contracts are drawn up and the inventory is completed. A lot of hard work goes into each tenancy, taking into consideration special requirements of both you and the landlord.

Do I have to pay rent in advance? Yes. Rent on all of our properties is paid in advance. Please refer to the tenant fees and registration page.

How long are your tenancies? All of our new tenancies are fixed 6 month Assured Shorthold Tenancy Agreements. After 6 months, we transfer the tenancy to Statutory Periodic to give you and the landlord extra flexibility. We find this works best locally, especially if yours or your landlord's circumstances change. However, if both you and your landlord agree, we can fix tenancies for another 6 or 12 months - there may be an extra charge in this case.

How much notice do I have to give to leave? If you are still in the 6 month fixed contract and you wish to leave, contact our Lettings Team to discuss: 01773 606195. When your tenancy becomes Statutory Periodic (see How Long Are Your Tenancies above) MCM require 1 months notice for you to leave the property, given on the rent-due date. 

Do you accept pets? Sometimes. Some of our landlords will consider pets, and we may require an additional pet deposit. Even if you are looking after a friend's pet for a short time you must have permission from MCM / your landlord first! 

Do you accept housing benefit / other benefit support? Sometimes. Some of our landlords will consider tenants in receipt of benefits as their sole or supporting income, if you can prove you are able to afford the rent. 

Do you accept smokers? Sometimes, but never inside the property. Some landlords will consider smoking applicants, provided it is done outside of the property. This is for several reasons including your safety and the condition of the property.

I am under 18, can I rent with you? No. All of our tenants must be over 18 in order to rent a property.

I am retired, can I rent with you? Yes. MCM need to prove you are able to afford the rent either from savings, investment income such as your own rental properties or with benefit support for example. 

Is my deposit protected? Yes, for properties managed by MCM your deposit will be registered in the TDS Deposit Scheme and you will be provided with a certificate of registration. For Find a Tenant Only rentals where the landlord may select an alternative deposit scheme, MCM will only transfer your deposit to the scheme once the landlord has provided proof of registration.

Do you accept the bond guarantee scheme? No. At this time, MCM are unable to accept the bond guarantee scheme.

Do you do property checks? Yes, if MCM manage the property for the landlord or are instructed to. We do about 2 checks per year to see how you are getting on, ensure everything is safe and working as it should and so on.  We will always give you plenty of notice and arrange a time that suits your schedule and our team. At least one named person on the tenancy should be present. 

Do you do inventories? Yes. MCM draw up a full and detailed inventory on the property and back it up with high quality photographs. We provide you with a copy when you move in and give you 3 days to read, check and sign to confirm you are happy with everything.

Do I have to pay anything up front? No. MCM do not charge you upfront for our services. Our fees are taken from the first month's rent once we have successfully let your property.

How long will it take to market my property? MCM aim to have your property on the market within 24 hours of visiting to take photos and details. If you need longer or have any special requirements, let us know!

How long will it take to find a tenant? We have many candidates in the area looking for rental properties right now. It is important to approach house renting realistically. Some properties will always rent faster than others because of their location, condition, price or the sort of tenants you would prefer. MCM aim to find you the right tenant, not necessarily the fastest. 

Can I specify the tenants I will consider? Certainly. MCM strive to find you the right tenant, according to your personal preferences and your property. This may include preferences on pets, employment status, smoking and so on. However, it is important to note that under current legislation on equality, you cannot refuse an applicant on the grounds of the applicant's race or ethnicity, gender, religion, sexual orientation or disability. 

How long are your tenancies? All of our new tenancies are fixed 6 month Assured Shorthold Tenancy Agreements. After 6 months, we transfer the tenancy to Statutory Periodic to give you and your tenants extra flexibility. We find this works best locally, especially if yours or your tenants' circumstances change. However, if both you and your tenants agree, we can fix tenancies for another 6 or 12 months.

Do you charge for property checks / end of tenancy check outs? MCM's Fully Managed service includes 2 (or more if necessary) property checks per year and end of tenancy check outs as standard and at no extra cost to you. If you manage the property yourself, MCM can offer individual property checks and check outs for a reasonable fee. Please get in touch for more information.  

Do you do inventories? Yes, it is included in the set-up fee. MCM draw up a full and detailed inventory on your property prior to finding a tenant, and back it up with high quality photographs. A copy is released to the tenant on occupation and signed. With our Fully Managed service, that inventory is a live document, that is updated, used for reference and during tenancy checkouts. 

If there are problems with a tenancy will I receive help and support?  Yes we will work with both landlord and tenant to hopefully resolve any issues. MCM also have access to several professional legal advice services and can assist in the completion of paperwork serving tenants notice to quit the property.

I live abroad / I am planning on living abroad, does that change anything? Yes. MCM will discuss your plans and the steps to take going forward. Even if you are out of the UK for more than a few months of the year, please let us know as you may need to register with the Non Resident Landlords’ Scheme for taxation purposes.
