This is my first time renting, I'm not sure where to start... Don't worry. MCM have been successfully letting property since 1998. Our team are highly experienced and constantly training in the rental sector. Take a look at our tenant fees and registration page

How long will it take to move in? At least 2 weeks from receiving your application.  This is so MCM ensure everything is in order, references are received, contracts are drawn up and the inventory is completed. A lot of hard work goes into each tenancy, taking into consideration special requirements of both you and the landlord.

Do I have to pay rent in advance? Yes. Rent on all of our properties is paid in advance. Please refer to the tenant fees and registration page.

How long are your tenancies? All of our new tenancies are fixed 6 month Assured Shorthold Tenancy Agreements. After 6 months, we transfer the tenancy to Statutory Periodic to give you and the landlord extra flexibility. We find this works best locally, especially if yours or your landlord's circumstances change. However, if both you and your landlord agree, we can fix tenancies for another 6 or 12 months - there may be an extra charge in this case.

How much notice do I have to give to leave? If you are still in the 6 month fixed contract and you wish to leave, contact our Lettings Team to discuss: 01773 606195. When your tenancy becomes Statutory Periodic (see How Long Are Your Tenancies above) MCM require 1 months notice for you to leave the property, given on the rent-due date. 

Do you accept pets? Sometimes. Some of our landlords will consider pets, and we may require an additional pet deposit. Even if you are looking after a friend's pet for a short time you must have permission from MCM / your landlord first! 

Do you accept housing benefit / other benefit support? Sometimes. Some of our landlords will consider tenants in receipt of benefits as their sole or supporting income, if you can prove you are able to afford the rent. 

Do you accept smokers? Sometimes, but never inside the property. Some landlords will consider smoking applicants, provided it is done outside of the property. This is for several reasons including your safety and the condition of the property.

I am under 18, can I rent with you? No. All of our tenants must be over 18 in order to rent a property.

I am retired, can I rent with you? Yes. MCM need to prove you are able to afford the rent either from savings, investment income such as your own rental properties or with benefit support for example. 

Is my deposit protected? Yes, for properties managed by MCM your deposit will be registered in the TDS Deposit Scheme and you will be provided with a certificate of registration. For Find a Tenant Only rentals where the landlord may select an alternative deposit scheme, MCM will only transfer your deposit to the scheme once the landlord has provided proof of registration.

Do you accept the bond guarantee scheme? No. At this time, MCM are unable to accept the bond guarantee scheme.

Do you do property checks? Yes, if MCM manage the property for the landlord or are instructed to. We do about 2 checks per year to see how you are getting on, ensure everything is safe and working as it should and so on.  We will always give you plenty of notice and arrange a time that suits your schedule and our team. At least one named person on the tenancy should be present. 

Do you do inventories? Yes. MCM draw up a full and detailed inventory on the property and back it up with high quality photographs. We provide you with a copy when you move in and give you 3 days to read, check and sign to confirm you are happy with everything.
