This is my first rental property, I'm not sure where to start... Don't worry. MCM have been successfully letting property since 1998. Our team are highly experienced and constantly training in the rental sector. We can help you every step of the way, from making the decision of becoming a landlord to finding a tenant, maybe even expanding your portfolio.
Do I have to pay anything up front? No. MCM do not charge you upfront for our services. Our fees are taken from the first month's rent once we have successfully let your property.
How long will it take to market my property? MCM aim to have your property on the market within 24 hours of visiting to take photos and details. If you need longer or have any special requirements, let us know!
Are property viewings included? Yes. MCM don't charge you extra to do property viewings with you or on your behalf, it's all included. We offer viewings 7 days a week to suit you / current tenants and can hold keys securely for access. We will always let you know about viewings on your property.
How long will it take to find a tenant? We have many candidates in the area looking for rental properties right now. It is important to approach house renting realistically. Some properties will always rent faster than others because of their location, condition, price or the sorts of tenants you would prefer. MCM aim to find you the right tenant, not necessarily the fastest.
Can I specify the tenants I will consider? Certainly. MCM strive to find you the right tenant, according to your personal preferences and your property. This may include preferences on pets, employment status, smoking and so on. However, it is important to note that under current legislation on equality, you cannot refuse an applicant on the grounds of the applicant's race or ethnicity, gender, religion, sexual orientation or disability.
How long are your tenancies? All of our new tenancies are fixed 6 month Assured Shorthold Tenancy Agreements. After 6 months, we transfer the tenancy to Statutory Periodic to give you and your tenants extra flexibility. We find this works best locally, especially if yours or your tenants' circumstances change. However, if both you and your tenants agree, we can fix tenancies for another 6 or 12 months.
Do you charge for property checks / end of tenancy check outs? MCM's Fully Managed service includes 2 (or more if necessary) property checks per year and end of tenancy check outs as standard and at no extra cost to you. If you manage the property yourself, MCM can offer individual property checks and check outs for a reasonable fee. Please get in touch for more information.
Do you do inventories? Yes, it is included in the set-up fee. MCM draw up a full and detailed inventory on your property prior to finding a tenant, and back it up with high quality photographs. A copy is released to the tenant on occupation and signed. With our Fully Managed service, that inventory is a live document, that is updated, used for reference and during tenancy checkouts.
If there are problems with a tenancy will I receive help and support? Yes we will work with both landlord and tenant to hopefully resolve any issues. MCM also have access to several professional legal advice services and can assist in the completion of paperwork serving tenants notice to quit the property.
I live abroad / I am planning on living abroad, does that change anything? Yes. MCM will discuss your plans and the steps to take going forward. Even if you are out of the UK for more than a few months of the year, please let us know as you may need to register with the Non Resident Landlords’ Scheme for taxation purposes. What is an EPC? An EPC is an energy performance certificate. This documents the overall energy efficiency (and potential efficiency) of your home including insulation, heating type and room sizes for example, so that your buyer knows roughly how much it will cost per year to run. All property that is sold or let must now have an EPC.
Where do I get an EPC? Check www.epcregister.com to see if your property has a current EPC. The certificate lasts for 10 years provided no big changes have been made since it was done, such as a boiler replacement or cavity wall insulation. If not, MCM have a local provider they can instruct on your behalf for a cost of £85 inc. VAT, or you may instruct your own provider. We must have the EPC in order to market your property.
